Site Engineering and Permitting for Cape Cod Village
Cape Cod Village is a congregate housing community for adults with autism, consisting of 2 duplex buildings (16 units total) and a “Commons” building with shared recreational and educational amenities in Orleans, MA. The energy efficient buildings meet the unique needs of their residents, yet feel like home, with features like accessible bathrooms, common laundry rooms and kitchens, staff rooms, and private bedrooms. Coastal Engineering Co. is currently providing engineering and permitting services for development of this 4-acre site, thoughtfully designing it to have an open, “neighborhood” feel while utilizing green practices, such as a permeable walkway encompassing all of the buildings. One of the parking pockets is designed as a basketball court that doesn’t interfere with traffic. The proposed plans also include stromwater best management practices such as bio-retention basins and native plantings. Another requirement on this project was fire truck routing through the site.
• Land survey, wetland delineation, and existing conditions plan
• On-site soil investigations, including deep hole and percolation testing for sewage disposal system design and sampling of monitor wells for water quality evaluation
• Site engineering plans illustrating topography, site grading, drainage, Title V sewage disposal system, water supply, and road and parking layouts
• Coordination with the external team of architects and landscape architects, as well as with Fire Department, utilities, Board of Health, Water Department
